You treat yourself to a villa on the banks of the Lac des Deux-Montagnes

Hundreds of properties in Quebec change hands every day, most of them without us knowing the exact details. That was before we became interested… Here are the latest transactions that caught our attention.

A massive estate on the edge of Lac des Deux-Montagnes in the Lower Laurentians has just been sold by its owner for $3 million.

Located at 1693 Route 344 in the Parish of Saint-Placide, the residence features no fewer than 23 rooms, including six bedrooms, three bathrooms and a powder room, two heated garages with an electric vehicle terminal charging station and a 150-foot parking floating dock , which extends to the Lac des Deux-Montagnes. Built in 2015, this home sits on a long plot of 11,235 square feet.

Its owner, Suzanne Goupil, former manager of Jean Coutu Pharmacies, bought the vacant lot in the fall of 2012, eleven years ago, for $250,000. Together with her partner Normand Lévesque, he then built this property, which is now being sold.

Just over a year ago, this property was listed for $3,449,900. The buyers eventually bought it for $3 million. This represents a savings of $449,900 or 13% off the asking price.

At the most recent three-year valuation, this property was assigned a value of $1,390,000, which is the equivalent of the previous valuation.

For buyers, a $76,013 transfer tax payable to the city of Saint-Placide will be added to the purchase price.
