A prestigious residence on the edge of Lake Tremblant has just changed hands for the princely sum of $13.2 million.

Built in 1989, the property at Chemin Desmarais No. 580 has 17 rooms, including four bedrooms, five bathrooms and a guest toilet, a solarium with fireplace, a boudoir with a wood-burning stove, a large dock and a private tennis court.

Accessed via a private entrance at the end of half a kilometer, the pointed property offers 12,966 m2 of space and more than 182 linear meters of frontage on the shores of Lake Tremblant.

This property is a collection of three different properties acquired over time since 1988 by its owners, a married couple consisting of Bryan M. Osborn and Jacinthe Thérèse Turcotte.

The owners have put their residence on the market several times in recent years. In 2020 they amounted to $10.5 million. The price recently rose to $14 million.

Finally, a well-known buyer from Quebec Inc. agreed to pay $13.2 million for the acquisition. An amount of $7.5 million has already been paid. The buyer has agreed to pay the difference, or $5.7 million, by Jan. 10.

At last appraisal, this property was assigned a value of $6,038,700. This was an increase of $864,700 or 16.7% from the previous valuation of $5,174,000.

At the same time, the buyer would also have committed to purchasing a neighboring forest area of ​​4,539 m2. The taxable value was assessed by the city at $978,800.

For buyers, a $320,058 transfer tax payable to the city of Mont-Tremblant will be added to the purchase price.
