A prominent hotelier is selling his castle in Laval

January 6, 2025 by istri

Hundreds of properties in Quebec change hands every day, most of them without us knowing the exact details. That was before we became interested… Here are the latest transactions that caught our attention.

A massive residence reminiscent of a castle from another era has just found a buyer in Laval for $5,998,000, $1 million less than the list price.

Located at 5205, Boulevard des Mille-Îles, in the Laval district of St-François, this residence has 20 rooms including six bedrooms, six bathrooms and a powder room, six garages and an in-ground swimming pool. It is based on a huge plot of 17,976 m2 bordering the Mille Îles river, where the seller has committed to growing vines in recent years.

Its owner, Jean Salette, a well-known hotelier in the metropolitan area (including Hôtel St-Martin, Hôtel Birks), purchased this property in 2012 from Preston Consulting Services, a company registered in British Columbia, represented by one Daniel Ferreira for the sum of $332,023. The house was rebuilt in 2015.

At the end of 2018, this property was placed on the market for $6,495,000 without being able to find a buyer. It was listed for sale just over a year ago for $6,998,000. This time there were a few buyers. The seller accepted his offer despite a discount of 14.3% or $1 million off the original expected price.

At last appraisal, this property was assigned a value of $3,661,700. In 2023, municipal taxes were $39,186.

For buyers, a $152,948 transfer tax payable to the City of Laval will be added to the purchase price.
