Hundreds of properties in Quebec change hands every day, most of them without us knowing the exact details. That was before we became interested… Here are the latest transactions that caught our attention.
After more than a year on the market, a farmhouse in Ripon in the Outaouais has just found a buyer for just $1 million, $400,000 less than the asking price 18 months earlier.

204, Route 315 is based on farmland covering 396,175 m2 or 113 acres and is located between Gatineau and Mont-Tremblant, approximately 30 minutes from Montebello.
Old building (1910), the house with a mansard roof has five bedrooms, two bathrooms and a shower room. The property also includes a barn, a workshop/garage, a forest crossed by a stream and a maple grove with 150 taps that can hold three times as many.

This property was purchased by Charles Unsworth in 1988 for $70,000. After living there for nearly 35 years, he and his wife Rachel Lalonde put it up for sale in 2022.
In October 2022, the latter was quoted by their broker at $1,399,000. The following spring, in March 2023, the price was revised downwards: $1,195,000. Finally, the buyers recently agreed to pay $1 million to take ownership.

At the most recent three-year valuation, this property was assigned a value of $374,400, which is only 0.5% more than the previous valuation of $372,600.
Added to the purchase price for the buyer is a transfer tax payable to the City of Ripon in the amount of $20,968.
